RESIDENTIAL & HOSPITALITY INTERIORS · PORTLAND, OR

Interiors that start with material, not mood boards.

Loam is a fourteen-year design studio building homes and small hotels around the way white oak grays, plaster hairlines, and brass ages — not around what's trending this season.

SCROLL
THE STUDIO

We design from the material outward, not the render backward.

Most projects start with a Pinterest board and end up looking like everyone else's Pinterest board. We start with a site visit, a handful of material samples, and the way light actually moves through your rooms at 4pm in February.

Founded in 2011 by Marguerite Okafor, Loam has grown into a six-person studio working on full-home renovations, single-room refreshes, and boutique hotel interiors across the Pacific Northwest — always small enough that the person who takes your first call is the person who signs off on your final install.

"A room should tell you what it's made of before it tells you what it cost."

WHAT WE DO

Full service, or just the parts you need.

Every engagement starts with a working session in your space. From there, take as much or as little of the process as makes sense for your project.

Full-Service Design

Design Consultation

A single working session and a written plan you can execute yourself, on your timeline.

Space Planning

Furniture & Sourcing

Trade-only pieces, custom millwork, and vintage sourcing, procured and tracked for you.

Boutique Hospitality

Interiors for small hotels, inns, and short-term rentals, built to survive real guest use.

QUESTIONS

Before you reach out.

How long does a full project actually take?

Most full-service projects run 16–20 weeks from signed contract to install day, depending on custom millwork and furniture lead times. Room refreshes typically run 8–10 weeks.

Do you work outside of Portland?

Yes — we regularly take on projects across the Willamette Valley and Columbia Gorge, and have worked as far as Bend and the Oregon Coast for the right project.

What's your minimum project budget?

Room Refresh projects start around $8,500 in design fees plus furnishings. Full-Service projects typically begin at $45,000 in design fees for whole-home scopes.

Can I keep some of my existing furniture?

Almost always, yes. We start every project with a walkthrough of what you already own and love, and design around the pieces worth keeping.

Do you handle furniture delivery and installation?

Yes, procurement, receiving, white-glove delivery, and on-site install day are all included in Room Refresh and Full-Service packages.

Do you offer remote or virtual design?

Our Design Consultation package can run fully virtually. Room Refresh and Full-Service projects require at least periodic in-person site visits.
