Loam is a fourteen-year design studio building homes and small hotels around the way white oak grays, plaster hairlines, and brass ages — not around what's trending this season.
Most projects start with a Pinterest board and end up looking like everyone else's Pinterest board. We start with a site visit, a handful of material samples, and the way light actually moves through your rooms at 4pm in February.
Founded in 2011 by Marguerite Okafor, Loam has grown into a six-person studio working on full-home renovations, single-room refreshes, and boutique hotel interiors across the Pacific Northwest — always small enough that the person who takes your first call is the person who signs off on your final install.
Every engagement starts with a working session in your space. From there, take as much or as little of the process as makes sense for your project.
Concept through install — space planning, materials, furniture, lighting, and on-site styling for whole-home projects and boutique properties.
A single working session and a written plan you can execute yourself, on your timeline.
Layout and flow studies for renovations, additions, and awkward existing floor plans.
Trade-only pieces, custom millwork, and vintage sourcing, procured and tracked for you.
Interiors for small hotels, inns, and short-term rentals, built to survive real guest use.
A sample of recent residential and hospitality projects across Portland and the Columbia Gorge.
We visit your space, talk through how you actually live in it, and scope budget and timeline honestly.
Floor plans, material palette, and a working budget — built around real samples, not stock imagery.
Detailed drawings, millwork specs, lighting plans, and a finalized furniture and fixture list.
We order, track, and inspect every piece before it ever reaches your door.
Full install day, on-site styling, and a final walkthrough before we hand you the keys back.
Every full-service and room-refresh project begins with a paid consultation, credited back if you move forward.
A single 2-hour working session, on-site or virtual, plus a written follow-up plan.
One or two rooms, fully designed and sourced, with on-site styling on install day.
Whole-home renovations and boutique hospitality projects, start to finish.
Most full-service projects run 16–20 weeks from signed contract to install day, depending on custom millwork and furniture lead times. Room refreshes typically run 8–10 weeks.
